In the early days, we focused mainly on repair and maintenance work. Over the years, however, demand for renovation projects steadily grew, and before long, we expanded into new home construction as well. By drawing on our expertise in both repair work and renovations, we’ve been able to create homes that are not only functional, but truly comfortable and enjoyable to live in.
Even before establishing the company, our craftsmanship and skills in the construction industry were highly valued, which led to us also being entrusted with construction management services.

Renovation & Modernization of traditional japanese Houses
In recent years, we have been focusing on the renovation and modernization of traditional Japanese houses (kominka), especially in Kyoto and the western Kansai region. Upon request, we can also assist with finding the right property to match your location, budget, and personal wishes, as well as support you through the contract process and beyond. We work closely with architects, master carpenters skilled in traditional techniques, and real estate professionals to discover the best way to transform a house into your true “home.”
In many of our projects, we are honored to collaborate with Alex Kerr, a leading authority in the field of kominka restoration, who serves as both consultant and mentor.

The first Step is to find a suitable Fit. We are able to handle the whole process from finding the old Japanese House Kominka as well as creating a shedule and estimate of renovating and modernizing your future property, according to your wishes and budget. Once we narrowed down the potential Properties, we would create an Album of Detailed Photos as well as a (if possible) sighting. From there we have staff to help you with the Paperwork of aquiring the property, signing insurances, setting up automatic bank transfer systems for electricity, gas and water up to formailties like introducing yourself to the neighbours (very important in japan).
